Why are homes priced well under Bellingham’s housing market in Sudden Valley? Simple, the lots are much cheaper. Builders have a reserve of lots that they are now building custom grade ’spec’ homes all over Sudden Valley. Once a Canadian resort destination, Sudden Valley has evolved into a bedroom community of Bellingham, WA.

Lots in Sudden Valley range from $40,000-$300,000. A newly constructed home for example, for $300,000 as compared wit a similar home in Bellingham for $350,000-$400,000. Residential lots in Bellingham start at $135,000. Builders pass on these costs to the new owners.

Ferndale, Washington is the new area to find affordable homes, but sadly, the land costs have sky rocketed up at par with Bellingham’s home prices. Upwards to Birch Bay is next. Birch Bay-Blaine are the next areas to grow. There is not much shopping in Blaine…yet! Developers are busy designing 500-800 unit developments with shopping districts included.
